CAMDEN — A North Jersey mother and daughter team have been named in a 10-count indictment regarding a mortgage fraud and money laundering scheme involving condominiums at the site of the former Grey Manor Motel in North Wildwood, according to the U.S. Attorney’s office.
The indictment charges that Patricia and Jamilah Smith, of Irvington, Essex County, conspired with others to obtain over $1 million of mortgage loans between December 2006 and February 2007 to purchase condominium units at the 2100 Surf Avenue complex at inflated prices.
Assistant U.S. Attorney R. Stephen Stigall, who is handling the government’s case, said that Patricia Smith, 45, and her daughter Jamilah Smith, 29, purchased two condos each.
According to property transaction records, Patricia Smith purchased Unit 7 in the building for $530,000 and Unit 8 for $500,000. Jamilah bought Unit 3 for $465,000 and Unit 6 for $525,000. All four units were purchased from Pinnacle Builders Inc.
According to the indictment, the conspirators arranged to sell the real estate properties to “straw purchasers” with good credit scores, but lacked the financial resources to get mortgage loans. The Smith women were identified as straw purchasers, a release stated.
The women lied on their loan applications using fake employers, inflated incomes, false bank account balances, and fictitious assets in order to induce the lenders to extend the mortgage loans.
In exchange for purchasing the properties in their names, the Smith women were promised that they would neither pay deposits or closing costs to acquire the properties and would receive an up-front kickback after the closing for allowing their names and credit information to be used to buy the condos, the release said.
The Smith women were charged with one count of conspiracy to commit wire fraud, one count of conspiracy to commit money laundering, two counts each of wire fraud, and two counts each of money laundering exceeding $10,000.
Stigall said the women were arrested in Atlanta on June 10 last year, when U.S. Magistrate Judge Joel Schneider set bail for each at $20,000.
In the release, New Jersey U.S. Attorney Paul Fishman credited Special Agents of the FBI’s Atlantic City Resident Agency, and Special Agents of the IRS - Criminal Investigation Division’s May’s Landing Office for their tireless investigation leading to the indictment.
Stigall told the Herald the investigation was ongoing and additional arrests of other members of the conspiracy were possible.

The conspirators took proceeds from the fraudulent mortgage loans, having funds wired into various accounts that they controlled. The straw purchasers were paid a portion of the funds, and the recruiters of the straw purchasers shared the remainder of the funds with other co-conspirators... looks like a lot of people got paid here. Are the conspirators even known? Guess not! This case is as open as it gets. I though they usually let the small fish go in order to catch the big fish.

I have been living in North Wildwood for 35 years..I sold all my property to you uneducated MORON"S for top dollar during the real estate boom, and put all my money away, and now I lease a house here.. I would NEVER buy another property on this island EVER !!!!!!!!
But thanks for paying my $650,000 for my water front duplex I bought in 1986 for $125,000, and thanks for buying my 4 apts in wildwood for $300,000 that I bought for $55,000 in 1989, and thanks for buying my 5 bdrm home in N Wildwood for $500,000 that I paid $180,000.

It is not that people made bad decisions on real estate, it is the fact that they are to stupid to realize they are being scammed to thinking they are buying an investment property,, but in reality they are upside down on their property and wish they never came here.. to late now !!!!!!! so the best thing to do is to walk away as fast as you can.. before you loose more money.. If you IDIOTS cannot see that the real estate boom ruined this island, then you are living in fairytale land with peter pan and tinkerbell !!!!!!
Ray Charles could have seen this coming in 2002, I saw it coming then and I have been telling people buying property here is a bad investment.. that was in 2002.. even when I was selling my property.. I ask them what they thought they were doing .. but they thought they were getting over on me and buying my property cheap and going to sell it later for more money,,, NOT..... I used my crystal ball !!!!!! and some common sense ..and guess what.. I was 100% right.. the real estate boom has put North Wildwood back 100 years..

Mr. "wildwood is camden with condo's", curiosity has me wondering, what your history is here in the wildwoods? When did you move here, or were you hatched here? You are yet another person who thinks its your right and duty to name call and talk down to people. While I realize some people haven't made the best decisions regarding the purchasing of some real estate, I think that few people went into it to rip off. How can you assume that the masses have been coniving and thoughtless because they thought at the time they were investing in their futures by means of propert purchases?
I for one was raised here and continue to love the wildwoods even though we have had our ups and downs through the years. I certainly wouldn't liken it to camden, where you can't breathe fresh ocean air, walk the neighborhoods, or enjoy outdoor recreation without watching your back every second.
Attitude is every thing, and you have a poor one! You are a part of the problem, not a part of the solution, so My advice to you is to pick up your bedroll and mosey off to the hills somewhere that suits someone like yourself!
P.S. I do not condone the acts of this mother and daughter team and wish to see these two swindlers pay for their actions in court. Remember, there are always going to be thieves(not only in the wildwoods), and thank God these two were caught. There is a laundry list of these types of crimes, and the feds are up to their ears in case loads all over this country.

I though I was going to read about JPP in this article.. When is this looser going to be thrown out of town?. This is just the start of this town going down like an airplane with one wing, spiraling downward out of control and no way to stop it !!! IF you own more on your home than what it is worth.. do the smart thing.. WALK AWAY AND GIVE YOUR KEYS TO THE BANK.. 50% of all the real estate deals in this town are upside down...the longer you own property here.. the more you have to loose !!!!!!!
